Land use planning affects almost every aspect of life in our community, as well as in Ontario. Land use planning helps decide where in our communities homes and commercial structures should be built; where parks and schools should be located and where roads, sewers and other essential services should be provided. Good planning leads to orderly growth and the efficient provision of services. Good planning helps us to have the kind of community we want.

With this in mind it becomes apparent that the Planning Department plays an integral role in our community. They are responsible for ensuring that our community has room to grow and that it grows in a healthy direction. Further, they are responsible for application of the Official Plan and implementation of the Zoning By-law.

Official Plan

The Municipality of Callander's Official Plan is the key policy document that guides all municipal decisions on land use within the Municipality. Clear and thoughtful policies will protect our natural environment; support and encourage a sound, healthy economy; and guide sustainable resource development. The Municipality of Callander?s Official Plan was approved in 1997.

March 16, 2010 the Council passed by-law 2010-1192 adopting the Official Plan for Callander. The Ministry of Municipal Affairs and Housing has yet to finally approve the Official Plan. The adopted Official Plan is the most recent policy decision of Council and as such although not approved by MMAH must be given consideration in making decisions.

Zoning By-Law

The Municipal Zoning By-Law 2003-857, as amended, is the legal document that implements the policies of the Official Plan. The Zoning By-law regulates the land uses permitted on a property; the size of lots within the Municipality; the location and size of all buildings and structures; and the requirements for facilities, such as parking and fencing. If you are proposing to construct a new building, the provisions found in the comprehensive by-law will provide the basis of how and where to develop. A copy of the comprehensive by-law is posted on this site. For your information, a consolidation of the by-law will be completed in 2010. The by-law and updated schedules will be posted on this website when complete. To ensure you have the most recent information available please contact the planning administrator at this office.
